Callonwood Farms Market Report 2Q 2017
As an agent who absolutely loves the Callonwood community and all it has to offer, and thinks it’s the best community in the Matthews area, I wanted to continue giving you a snap-shot of what’s going on in the neighborhood for Real Estate!
I’m sure you’ve read a lot about the market and how strong it is, and it’s true! There’s a shortage of homes on the market, and buyers can have limited choices. Houses in good shape, priced right, and in good areas tend to sell quickly!
But how does this translate into Callonwood specifically?
So here we’ll take a look at the housing market and how Callonwood is doing, as well as an update of what’s for sale and moving in our community right now!
Callonwood 2Q 2017
First, let’s take a look at the activity Callonwood has had recently. I took a look at April thru June 2017, specifically for the Single Family Homes:
- 9 Sales
- 1 Expired without selling and 2 were Withdrawn
- 6 Currently “Under Contract”
- 10 Currently for Sale

That gives an average of 3 houses sold per month, so having 10 house for sale right now, and with 6 Under Contract and 10 For Sale, the market it healthy!!
The Townhome Market is strong, but with much smaller activity:
- 2 Sales
- Zero Expired without selling
- 1 Currently “Under Contract”
- Zero Currently for Sale
The Days On Market – from when a property is listed until it sells – was strong for our neighborhood and reflects the overall market.
- Our Under Contracts average time was 66 days, with a low of 1 days and a high of 130 days!)
- Out of 9 recent Sales – the average was just under 51 days on market, with 5 of them were on the market for 30 days or less before they sold! The longest it took one was 227 days!
For the Townhomes it’s a similar story:
- The Under Contract was on the market for 5 days!
- The 2 Solds were on the market for 21 and 36 days!
Price Per Square Foot – the price per square foot of all sold or under-contract homes, which ranged from a low of around $89.00/sf to over $142/sf, did not correspond directly with the time on the market. Setting the right price, or adjusting quickly based on market conditions, based on the condition of the property got the homes sold up and down the price and size range!
Townhomes ranged from $122/sf to $132/sf
So if you’re considering selling and want the most activity on your listing and the best prices, it’s attention to the little details that matter.
If your house needs it, it’s worth it to invest in fresh (neutral) paint, carpet, clean the floors, declutter or stage, mow, fresh mulch. Homes of these years with masonite siding can have issues that should be addressed as well.
Will it sell without any work? Well, probably. But the longer it sits on the market, the more buyers thing there’s something “wrong” with it. Honestly, if you’re thinking of a move, get with a trusted Realtor and listen to their advice!

Well, we ranged from a low of $225k to $455k for the single family homes and $159 to $168 for the sold townhomes in Callonwood .

Callonwood This Month
I repeat this over and over, but throughout the market we have a shortage of homes for sale and many more buyers than there are houses.
