As a Matthews-based agent who passionate about the community and all it has to offer, I think Matthews Plantation is somewhat forgotten in the mix of Callonwood, Providence Plantation, and Brightmoor. Pondering this, I wanted to continue giving you a quick snap-shot of what’s going on in the neighborhood for Real Estate!

I’m sure you’ve read a lot about the market and how strong it is, and it’s true! There’s a shortage of homes on the market, and buyers can have limited choices. Houses in good shape, priced right, and in good areas tend to sell quickly!
But how does this translate into Matthews Plantation specifically?
So here we’ll take a look at the housing market and how Matthews Plantation is doing, as well as an update of what’s for sale and moving in our community right now!
Matthews Plantation 2Q 2017
This is my first look into Matthews Plantation so I’m beefing up the information here a bit with some charts. First, the data.
First, let’s take a look at the activity Matthews Plantation has had recently. I took a look at April thru June 2017, specifically for the Single Family Homes:
- 2 Sales
- 1 Withdrawn (relisted and currently Under Contract)
- 3 Currently “Under Contract”
- ONE Currently for Sale

That gives an average of less than 1 houses sold per month, and in a community of 183-ish homes that’s very, VERY low! Having 1 house for sale right now, and with 3 Under Contract and 2 Sales, the market it healthy!!
The Days On Market – from when a property is listed until it sells – was strong for our neighborhood and reflects the overall market.
- Our Under Contracts average time was 18 days. 13, 23, and 448 days. Let’s throw out the 448 and the time on market is WAY below the Charlotte area average of 48 days!!)
- Out of 2 recent Sales – both were on market just 4 days!
Price Per Square Foot – the price per square foot of all sold or under-contract homes, which ranged from a low of around $100.00/sf to over $132/sf, did not correspond directly with the time on the market. Setting the right price, or adjusting quickly based on market conditions, based on the condition of the property got the homes sold up and down the price and size range!
Now some charts, looking at a 3-year rolling average:
So if you’re considering selling and want the most activity on your listing and the best prices, it’s attention to the little details that matter.
If your house needs it, it’s worth it to invest in fresh (neutral) paint, carpet, clean the floors, declutter or stage the home, mow, fresh mulch.
Will it sell without any work? Well, probably. But the longer it sits on the market, the more buyers thing there’s something “wrong” with it. Honestly, if you’re thinking of a move, get with a trusted Realtor and listen to their advice!

I repeat this over and over, but throughout the market we have a shortage of homes for sale and many more buyers than there are houses.
