As I’ve mentioned, I LOVE Weddington Ridge and as a Realtor it’s one of my favorite subdivisions. Friendly neighbors, an active HOA, great homes, and good amenities.
Last month I put up a Weddington Ridge Market Report, looking back over the past year at the sales activity in the neighborhood. What I want to do, based on positive feedback for that, is continue to provide monthly updates on this great community.

But now, let’s take a look at the activity in March!
Weddington Ridge Sales Activity for March 2017
Looking just at the 31 days of March, here’s the sales activity in the neighborhood:
- 2 For Sale
- 1 Under Contract
- 2 Sold!
The average Days on Market for all properties was just under 35 days, with the 2 Sold properties being on the market for 2 and 44 days. The 2 currently For Sale were listed the same day (29 days on market), while the one currently Under Contract was 69 days on market.
While we can’t find out what agreed-to price is for the under contract, we can look at the recent sales.
The first was listed at $228,000 and sold for 100% of asking price! It was on the market for 44 at $113.55 per square foot, with 2,008 sq. ft!
The second was sold for $290,000 off a listing price of $299,000, was on the market for 2 days at $91.69 per square foot for it’s 3,163 sq. ft!
If you’re doing the math in your head, remember all other factors being equal, the price per square foot goes down as square footage goes up. That $113+ price per square foot is the second highest achieved since January of 2016, but was also the smallest sold.
The Weddington Ridge housing market is strong. Considering just the days on market and an average of about 35 in the community, compare that with the average around the entire Charlotte market of 55 days!
As I’ve said before, I’m your neighbor who’s a Realtor and completely passionate about the community, I’ve found that buyers in Weddington Ridge are very price sensitive! I’ve seen multiple times that a home that is over priced, even if only by $4k-$5k, will sit on the market.
And it’s the little things that often matter!
With Spring coming, the busy season is coming and NOW is the best time to be getting your home on the market, but my advice to every homeowner I talk to is simple: listen to the buyers, and if you aren’t getting offers quickly in a great neighborhood like Weddington Ridge, you need to adjust your price quickly.
